MLS®? If you're not familiar with the term, you're not alone! Recently we hosted a seminar for first time home buyers in Calgary and one of the first questions asked was "What does MLS® stand for / mean, and why do I always keep hearing it" which is a great question, and a great reminder to always be mindful of your audience. When you're in any industry, acronyms and industry terms become common lingo without the thought that consumers and individuals, who are not in the industry, may be unfamiliar with those terms. 

The very short answer is that MLS® represents the term Multiple Listing Service® or Multiple Listing System®. This was a system developed and implemented by REALTORS® many decades ago where the primary focus was to develop a system to centralize listings and provide a platform for home buyers in the public to purchase and sell homes. The MLS® system is a representation of REALTORS® innovating their industry, and represents cooperation among REALTORS®, which is a anomaly in the sales industry, typically systems like this are developed privately and are used as proprietary systems to drive business directly to your company. Think of the automotive industry, if a consumer wants to buy a particular vehicle, they have to typically visit a dealership that sells that particular vehicle, and if they work with a salesperson it's only for that dealership. If the automotive industry had a similar concept to the MLS® a consumer would meet with one respected/trusted salesperson, and you could learn / purchase any car on their lot, as well as any vehicle on other lots from other dealerships! 

How Does MLS® Benefit Calgary Home Sellers?

When listing your property with a Calgary Real Estate Agent who uses the  this means you are maximizing the exposure for your property, if you list with a firm / real estate agent who doesn't utilize the MLS® system, your home could be missed by a majority of potential buyers. Without an MLS® system, you'd have many competing firms, with different sets of inventory, and agents with home buyers would have to run through each system to review inventory to match their clients needs, this would inevitably leave homes missed/unseen.
