First off, let us cover some of the basics! 

What is an Infill Home?

If you're not familiar with real estate, or aren't in the industry, you may have never heard of the term "Infill"  Essentially an Infill is a new home (with many various styles) located on an old lot and is within a mature and existing established neighborhood. 

You'll find Infill homes in various communities within Calgary, we'll cover some of the best Infill neighborhoods within Calgary a little later on, but Infills are usually built when you have an older home that is typically on its last legs sold for the purpose of being torn down and developed as an Infill. This is because the location and value of the land is significant enough in value where a developer or Infill home buyer can purchase land and have a beautiful new infill home built while still maintaining market value. 

Infills are in demand throughout the Calgary market

Infill properties throughout Calgary are becoming more and more in demand. The city of Calgary continues to grow and as the urban sprawl extends towards the outer bedroom communities of Airdrie, Okotoks and Chestermere, inner city communities are coming into high demand and with limited homes available and homes that are becoming increasingly aged. the demand for higher end properties in these established communities is making major gains. Developers are also keen on bringing higher density living options into these communities. Typically outside of the downtown core, you wouldn't be likely to find townhomes/row homes or condominium developments, this is because these communities were built in eras where this was simply not in demand. 

Buyers of Infill homes love the unique variety and finishes that are seen in these properties. With new developments in newer communities like Belmont - you'll typically just find spec homes with some variance, but ultimately a lot of similarities, while Infills are typically custom builds with unique finishes, styles, and architectural influences. You'll find plenty of custom built Infills that showcase some of the best new construction, finishes, and upgrades seen in the real estate market. These homes are also seen to be more environmentally friendly in comparison to homes being built in new communities. This is due to the fact that the land has already been developed, that means you typically will have little work done as services including gas, sewer, power and roadways have already been built and established.

Here's a list of some of the hottest infill neighborhoods you'll find in Calgary! 

Altadore 

This community was established in 1915 and is located along the Elbow river in the southwest of Calgary. It features five different and beautiful parks right in the area including a massive off leash dog park. It's the perfect mix of location, lifestyle, and inner city living with Marda Loop shopping and amenities topping off this highly sought after luxury infill community. 

Bankview 

Another community located in the southwest quadrant of Calgary, this community offers panoramic and stunning views of the downtown core of Calgary. This community has well maintained facilities, parks, and playgrounds, and hosts an annual festival (Heritage Day) which provides walking tours of the historic homes in the neighborhood. It is bordered by communities include Sunalta, and South Calgary. 

Bridgeland 

The Bridgeland - Riverside community is one of Calgary's most sought after communities. Located just north of Memorial drive near the Calgary Zoo, this community is just steps from downtown, and has an eclectic mix of amenities and services, schools and much more within the community. Residents of this community love the incredible access to the bow river pathways! 

Renfrew 

This inner city community is is bordered by 16th Ave and Deerfoot trail, making it excellent for commuting around the city but is still accessible to the downtown core by foot, car, bike, or transit! This community is just north of Bridgeland and was established in 1950. 

Hillhurst

One of Calgary's most desirable inner city communities that has seen a significant uptick in demand for new infill builds in Calgary, Hillhurst is in a prime location being just a few minutes outside of the downtown core, and is within walking distance of the highly popular and trendy community of Kensington! As the community continues to grow and redevelop, demand will only increase as available lots and opportunities dwindle. Families in particular flock to this community as there are plenty of school options from K-12 and SAIT the U of C being relatively close and nearby.
